New Washoe County Sheriff Lockout Eviction Procedures Now in Effect – What You Need to Know

If you're planning a residential or commercial lockout in Washoe County, there are important new requirements now in effect. As of early 2024, the Washoe County Sheriff’s Civil Division has implemented new procedures that must be followed prior to paying for a lockout. Failure to comply can result in costly delays, cancellations, or needing to start the process all over again.

📄 Required Forms & Documents

All documents must be submitted in person at the Sheriff’s Civil Section (911 Parr Blvd, Reno). Here’s what’s required:

  • S‑198 Civil Instructions for Eviction – completed and signed

  • Court-filed Affidavit of Landlord

  • Lockout Order signed by a judge (must be sent directly from the court)

💰 Payment & Fees

  • All fees must be paid at the time of submission

  • Accepted payment methods:

    • Cash

    • Business check

    • Money order

    • Cashier’s check

    • Credit card (only before 3:00 PM)

  • ❌ No personal checks

  • ❌ No refunds, even if service is later canceled or unsuccessful

🔐 Lockout Day Requirements

Once your request is submitted and scheduled:

  • You must provide a working phone number

  • You or your agent must be available between 7 AM – 5 PM

  • You must be able to meet deputies within 30 minutes and provide access (key or locksmith)

  • If deputies cannot reach you or gain entry, the lockout will not proceed

  • You will have to resubmit the request with a new court order and new fees
